You DO NOT need to be premium member to own land at SLIB Real Estate Islands. ------- You DO need to read and accept this covenant before purchasing land at SLIB Real Estate Islands. You ACCEPT this contract by owning land here. Quick answers: ** FIRST MONTH TIER IS FREE *conditions apply ** NO PREMIUM ACCOUNT NEEDED ** Tiers are paid upfront, to blue and white terminal found near center of the sim. For locations, see below for list. ** Join "SLIB Islands" group to get official announcements. ******* TIERS, BUYS, SALES AND CUTTING Tier is paid to the blue and white terminal (SLURLs below) as L$ in-world. Tier is paid upfront, first tier payment is due after 1 month land ownership* on the date of purchase (i.e. if you bought your land on 21st, your tier is due on the 21st day of the following months), unless pro rated to the 1st day of month. Tier payments are combined from ALL SLIB islands, as a “one pool of tier” (similar to the Mainland). You can sell your parcel forward, but make sure tiers are paid in full to the date of selling the parcel. Land owner is responsible for the tiers for the time he/she owns the parcel. If you sell your parcel, no refund for remaining time will be given and for the new owner, tier is due immediately. You must notify Tyrian Camilo at least a week in advance if you are planning to sell your parcel or part of it. If you extend your holdings in the middle of the period, for the new land tier is due on your next tier date, effectively giving you a little bit of tier free time. Parcels can be subdivided, but not smaller than 512 sqm, in case you wish to have a smaller parcels for a special reason, for example AV content, please notify about it. No parcel under 512 sqm is allowed to be sold forward. FREE TIER CONDITIONS Parcel must be bought from SLIB Real Estate directly, either group "SLIB Real Estate Holdings" or avatar Tyrian Camilo. In all other cases, for example land bought from a 3rd party, tier is due immediately. Free first month tier only applied to new residents, existing residents do not get an extra free month. EXISTING RESIDENT NEW LAND ACQUIREMENTS When an existing resident expands their land holdings, tier date remains the same, no tier is due immediately upon purchase. The new land tier is due on next tier date. Example: Original tier date is 5th, extra land acquired 12th day, tier due 5th day with the new amount of ownership. WEEKLY TIER Tier can be paid weekly, IM Tyrian Camilo to setup an box. Weekly rate is normal, but when paid for atleast 8weeks at a time, you are eligible for 5% discount. OVERDUE and RECLAIMS You will be given 24hours notice if you are overdue to make your tier payment, upto 3 days overdue is allowed, after that you risk loosing your land. In cases where tier is severely overdue (weeks) and despite promises to pay, no upfront warning might be given. This is extended to aswell to those who have set their land for sale. TIER PRICING Our tier pricing structure has been designed for maximum flexibility. We also offer on most of our sims an prim bonus, yet offer competitive pricing even when compared to those which do not have prim bonus. Tier Pricing: Default rate: 2.2L$/sqm per month 8192sqm or more: 1.9L$/sqm per month 16384sqm or more: 1.75L$/sqm per month Tier Calculation: SQM Size * L$/Sqm rate Examples: 512sqm parcel: 512 * 2.2 = 1126L$, 4096sqm parcel: 4096 * 2.2 = 9011L$, 16384sqm parcel: 16384 * 1.75 = 28672 For doing comparisons with our competitors, following formulas are being provided: Weekly rate to L$/sqm per month: Weekly Rate * 52 / 12 / Parcel Size Example: 4096sqm, 2600L$ per week: 2600 * 52 / 12 / 4096 = 135200 / 12 / 4096 = 11266,666 / 4096 = 2.75L$/sqm (our rate 2.2L$/sqm) Monthly rate to L$/sqm per month: Monthly rate / Parcel Size Example: 4096sqm parcel, 9900L$: 9900 / 4096 = 2.42L$/sqm (Our rate 2.2L$/sqm) *** Paying tier On each estate there is an Tier payment terminal located near the center. This station will have a floating text "Tier payment terminal - LOCATION", ie. "Tier payment terminal - Mun Saari". Pay the amount of your tier to this machine. An automatic notification will be sent, and your payment will be accounted for. No confirmation of payment & accounting is sent, only case you are contacted is if you are overdue. Non-profit and educational organizations contact Tyrian Camilo for discounts. These organizations must have previous proven track record for eligibility for non-profit/education discount. If tier is overdue atleast 3days, your land might be reclaimed. Each overdue day incurs 3% penalty interest, plus one time 5USD (1377L$) overdue fee. No exceptions allowed. ******* ZONING SLIB Real Estate Islands are not zoned, this means you are free to have residential or commercial in any of the sims. ******* BUILDING AND CONTENT GUIDELINES Try to stick with the overall theme of the island, however you may build in different styles as long as you keep it stylish and well done. This guideline exists for the best of all residents of the Island. You wouldn’t want YOUR neighbour build something bad looking and thus potentially affecting your business/welfare on the area. Content and building restrictions: -Your objects MUST stay inside your parcel borders in their entity. No fooling around with root prims or huge prims, plants can cross the borders if your neighbour has nothing against it. -Try to keep 3metres of free space between your building and parcel border, however this is not enforced policy. -NO Banking activity, and NO Advertising networks outdoors (visible to by passers). These are allowed only by written allowance from Tyrian Camilo. -Estates are no combat zones, please make sure your parcel is set to safe (no damage). In case you wish to host a special event which includes any sort of combat, contact estate manager or owner to discuss about it. -No big floating objects are allowed. Skyboxes are allowed, minimum height 250 m. However, you must have something on the ground level, no empty parcels are allowed unless they are set for sale. -Outdoors visible overlaps and bad looking visual glitches are forbidden. -All ban lines are forbidden. You may use a security system that warns at least 45 seconds before taking action. If you feel that someone should be banned from the estate, please contact estate manager or owner. -You have to obey island PG/Mature guideline, however no pornographic material should be visible to outdoors anywhere (if you are unsure about your material, please contact estate manager or owner). -Offensive, racist, hateful etc. content is STRICTLY forbidden. Naturally SL TOS is effective also on islands. Please report all violations to estate manager or owner. -No laggy scripting, fast replicating objects or shouting objects that are disturbing. Please keep also particle counts reasonable. -STRICT no-no’s: - TEMP REZZERS: Use them and risk instant reclaim of your land. Temp rezzers are known to bring any sim down to it's knees - Floating objects (skyboxes allowed, see above) - Fast flashing lights/objects (These might cause headaches even for completely healthy person without any history of epilepsy). - Anything considerable a real eye-sore (this is judged by your neighbours, estate managers and estate owner). In case you have a disagreement with your neighbours please try to sort it out by yourselves. As a last resort contact estate manager or owner. Simply use common sense. ******* DISTURBING THE PEACE Any kind of disturbance is strictly forbidden and will be taken seriously. Please report all incidents to estate owner/manager and LL if needed. If estate manager/owner asks you to do/stop doing something, please do as told. Not listening will cause you to be ejected and/or banned. This applies to all avatars on estate, both land owners and visitors. PLEASE NOTE: In the event of a griefer attack upon the estate, one of our defense mechanisms is to turn off access to avatars without payment info on file. If you are in the estate when this happens, you should remain within the estate for the duration of the emergency. If you log off or leave the estate during that time, you will not be able to re-enter until an estate manager has allowed access again to no payment info residents. It is unfortunate that this happens, but Linden Labs refuses to be more strict about people creating unlimited anonymous free accounts, which is how griefers persist on existing in SL: they make new accounts for each attack without any accountability. If you wish a change on this, please address your concern about the issue to the Linden Lab. Estate owner Tyrian Camilo always has the last say of island content, acceptable behaviour, covenant and terms of residency. Right to change this covenant and tier pricing is reserved for future, changes may occur without prior notice. |
